Why Sadashivanagar still wins, even at ₹7 Cr

There's a reason the same few roads in Sadashivanagar change hands quietly, rarely through portals, almost never at asking. It isn't the houses — many are older than their buyers. It's the address itself: the treeline, the schools, the fact that you can walk to MCH Park at 7am and not see a single high-rise. The families who live here tend to have lived here for two generations, and when they sell, they tell their lawyer, not a website.
At ₹7 crore today you're not buying square footage, you're buying a 1,200 sqyd corner plot with a banyan the size of a small building and a street where the neighbours know your children. New construction in the area is scarce because there's almost nothing left to demolish that someone actually wants demolished — the trees have rights here that new layouts don't. That scarcity is the entire thesis, and scarcity is why these homes rarely correct even when the broader market wobbles.
What it won't buy you: a builder-finished smart home with a gym and concierge on the door. Those are Indiranagar penthouses, a different product at a different price. If you want both the address and the amenities, you'll pay for the rebuild yourself — and you should budget ₹1.2–1.8 crore on top for a proper one, because retrofitting character is more expensive than building new.
My honest take, and the one I give every client who asks: if you're parking long-term capital and you value quiet, a good school run, and a tree you don't have to plant, Sadashivanagar is still the safest ₹7 crore in this city. If you want amenities, a west-facing view, and a lobby, look at the Skyline Duplex on 100 Ft Road instead. Different needs, different roads — and I'd rather tell you which before you fall in love with the wrong one.
